Why Fall May Offer Homebuyers More Opportunities.

Mortgage rates have been getting a lot of attention. But the changing season is another factor homebuyers may want to consider.

Historically, the fall housing market can bring buyers more homes to choose from, seasonally lower asking prices, and more opportunities to negotiate. And that’s why Hannah Jones, Senior Economist at Realtor.com, says:

 

“We always see that the best time to buy window usually falls in the early fall around October.”

 


1. Fall Typically Brings More Homes for Sale

One of the biggest frustrations buyers have had over the past few years has been a lack of choices. Fall tends to help with that.

Based on the 2016–2026 averages shown in the Realtor.com data, active listings were highest during September through November compared with the other seasonal periods shown (see graph below):

Why does this happen? Homes that hit the market in spring and summer don't all close right away. Some sit. New listings keep coming. And inventory builds as the year goes on.

A larger selection can make it easier for buyers to find a home that works for their needs and budget. More choices can also mean fewer compromises and give buyers more properties to consider.


2. Asking Prices Tend To Decline in the Fall

Having more choices is great. But if every home is still priced too high, that only gets you so far. That's where fall's second advantage kicks in: asking prices start their seasonal decline.

It works like this. Spring and early summer are typically more active times for buyers, which can give sellers more confidence when setting their asking prices. With stronger buyer demand and competition, sellers may be more likely to list their homes at higher asking prices.

Historically, that dynamic has tended to shift as the market moves into fall. As buyer activity slows, asking prices can also adjust, contributing to the seasonal pattern shown in the data above.

3. Fall May Give Homebuyers More Room To Negotiate

But fall may offer more than additional choices and seasonally lower asking prices. Some sellers may also become more motivated to complete a sale.

According to the Realtor.com data shown above, the average share of listings with a price cut was slightly higher during September through November than during the other seasonal periods shown (see graph below):

While the difference from summer is relatively small in the historical data shown, fall may still create additional opportunities for some buyers to negotiate, depending on the property, seller, and local market conditions. Here’s why. 

Some sellers with homes on the market in the fall may be motivated to complete a sale before the holidays. With less buyer competition in some markets, buyers may also find additional opportunities to negotiate. As the National Association of REALTORS® (NAR) explains:

 

“Less competition can lead to better deals. While homes are not selling as fast as during the summer, sellers may be more willing to negotiate.

 

Price reductions can also create potential opportunities for buyers.

For illustration only, a 5% reduction from a $500,000 asking price would equal $25,000. The final purchase price, however, will depend on what the buyer and seller ultimately agree to.

Of course, housing market conditions vary by location. National seasonal trends don’t necessarily reflect what’s happening in every local market, which is why it’s important to look at current conditions when deciding whether to buy a home.
