Want a More Affordable Home? Don’t Overlook Condos.
Want a More Affordable Home? Don’t Overlook Condos.

When you picture buying your first home, chances are you’re imagining a traditional single-family house with its own yard, maybe a garage, and a little extra space to grow. But with affordability still tight, getting everything on that list right away may come with a higher price tag than you’re comfortable with right now.
So, if you’re running the numbers and buying a house like that feels like a stretch, there may be another way in. A condo.
Because in a lot of markets, condos come with a significantly lower price tag. And that could make them a smart way to get your foot in the door.
Condos Can Cost Less Than You Think
According to research from Zillow:
“Condos are the most commonly affordable home type in virtually every metro. At the starter level, the savings can be pretty significant. Nationally, starter condos average $197,468 — that’s about 6% less than the typical starter home.”
And depending on where you live, the difference can be much bigger.
Zillow identified metro areas where typical starter condos are priced significantly below the estimated home price a median-income household could afford. Here are the top 10 according to that research (see chart below).
In Houston, the gap is at its widest. There, a typical starter condo was valued at about $85,600 – 72% below the price considered affordable based on the area's median household income.
Of course, every market is different. But the bigger point is this: if you've only been searching for traditional single-family houses, you may be overlooking some of the more affordable options on the market.
And even if your city didn’t make this list, that’s okay. The trend holds true in many places across the country. Here’s why.
A Condo Could Give You a Different Way In
Part of the reason condos can cost less is pretty straightforward. They're typically smaller. And less square footage can mean a lower purchase price.
So, if you can make do with a bit less space or you’re coming from a smaller apartment now, this can be a great way in. Plus, on the upside, you won’t have to buy a ton of furniture to fill out a bigger house. You can get a potentially lower price up front and spend less once you move in because you’ll need less new stuff to fill that empty space.
And more buyers are making that trade off on space to offset the current affordability challenges. Ali Wolf, Chief Economist for New Home Source, explains:
“In addition to favoring smaller floor plans, more consumers are showing a willingness to live in an attached home. This shift is not driven by a preference for shared walls, but by a pursuit of value.”
That's really the heart of it. Looking at condos isn't necessarily about wanting less. It's about finding another way to make your move happen with the budget you have.
Don't Rule Out an Option That Could Work
If you've been struggling to find a house you like at a price you can comfortably afford, talk to your agent about adding condos to your search.
You may find something in a neighborhood you thought was outside your budget. You could get access to amenities you wouldn't otherwise have. And you may be able to become a homeowner sooner rather than waiting for the numbers on a single-family house to work.
While there are trade-offs like shared walls, less outdoor space, and an HOA fee to factor into your monthly budget, maybe that’s worth it if you finally get your own set of keys.
Plus, some condo communities offer amenities like pools and gyms, while the condo association may handle certain maintenance responsibilities. These features could make condo ownership a more convenient option, depending on the community.
Bottom Line: Could a Condo Be the Right First Home for You?
The first home you buy doesn't have to be a single-family house. If affordability has been holding you back, a condo may be an option worth exploring.

Frequently Asked Questions About Buying a Condo in Oceanside
Is a condo cheaper than a house?
On the price tag, often yes. In Oceanside this past May, the median condo and townhome sold for $665,000, while the median single-family home sold for $927,500. That's a gap of more than $260,000.
But I learned something in my years as a loan officer that I still tell every buyer: the price is only the first number. The number that matters is what leaves your bank account every month.
How much are HOA fees, and why do they matter so much?
In Oceanside, HOA dues often run around $450 a month. That's $5,400 a year, and it never shows up in the purchase price.
Here's what most buyers don't know. Lenders count that HOA payment when they decide how much you qualify for, the same way they count a car payment. I've sat across the table from buyers who fell in love with a condo, then watched their buying power shrink once the HOA dues went into the math. So when we compare a condo to a house, we compare the whole monthly payment: mortgage, HOA, taxes, and insurance. That's when the picture comes into focus.
What do I gain with a condo, and what do I give up?
You gain time. Someone else handles the roof, the landscaping, and often the pool. That $450 a month is buying you Saturdays. For a lot of my clients, whether they're buying their first home or downsizing after the kids have moved out, those Saturdays are worth more than a backyard.
What you give up is some control. You share walls. You follow community rules. And the HOA board makes decisions that affect your home and your wallet.
Does it matter where in Oceanside I buy?
More than anything else. Near the harbor and the beach, you'll pay more. Head inland toward 92056 and 92057, and the numbers come down. That's why I never quote one number to a buyer. I ask where they want to wake up.
What should I check before I make an offer?
This is where I see buyers get surprised. Before you commit, we look at the HOA's financial reserves, any special assessments on the horizon, and the rules on rentals and pets. If you plan to use an FHA or VA loan, we also confirm the complex is approved for that financing. Not every one is, and finding out after you're in escrow is a hard lesson.
Is a condo the right move for me?
That depends on your story: where you are in life, where you're headed, and what you want your days to look like. I've been helping families in North County find their fit since 1993, and the conversation always starts the same way. Tell me what you want your life to feel like, and we'll work backward from there.
